35 Albert Road project will help address the city’s requirement for student beds. The development is the joint venture’s first foray into student accommodation.
Cubex Land and Alara Investments have secured planning for a new £150m purpose-built student accommodation (PBSA) scheme near the Temple Quarter in Bristol.
A planning application for the scheme was lodged in July last year for the brownfield site in St Philip’s Marsh, which was acquired by the duo earlier in February.
Located at 35 Albert Road, the proposed development will comprise 530 student beds spread across a 22-storey block, with a rooftop amenity terrace on the 20th floor.
The site is a three-minute walk from the University of Bristol’s new Temple Quarter Enterprise Campus, which is due to open to 4,500 new students in 2026.
Plans drawn up by Corstorphine & Wright include a mix of studio flats and cluster beds as well as commercial space on the ground and first floors, which will feature affordable incubator workspaces for local businesses.
According to the developers, the project aims to promote sustainable transport, with a car-free design, secure bicycle parking, car club spaces, and accessible parking options.
The waterside development is the joint venture’s first foray into student accommodation and forms part of their strategy into the wider living sector.
William Tomlinson, development director at Cubex, said: “We are happy that our proposed Temple Reach development at Albert Road is being considered by the committee, with a recommendation for approval from planning officers.”
“This scheme offers significant opportunity to help deliver the Bristol Avon Flood Strategy, alongside providing quality student accommodation, affordable workspaces, active travel routes, and new public spaces that will contribute to the regeneration of St Philip’s Marsh.”
